What is a Home Inspection

A typical home inspection reviews the condition of the home's heating system, central air conditioning system (weather permitting), interior plumbing and electrical systems; the roof, attic and visible installation; walls, ceilings, floors, windows and doors; foundation, basement and visible structure.

The inspection generally takes 2 1/2  to 4 hours to perform, and the report is generated soon after the inspection.

Why are home inspections needed?

The task of describing home conditions have become too complex for the real estate agent, buyer, and the home seller to comfortably manage.  This is why an independent home inspector is called in to give dependable, accurate information about the condition of the homes that they are selling or buying.

Home Buyers request a pre-purchase inspection to know if anything is wrong with a property before they decide to buy it.  A home inspector represents their interests and provide them with information so they can make informed purchase decisions.

Home Sellers request a pre-listing inspection to help them determine the need for repairs so they can make these repairs before their properties go on to the market.

Home Inspection report

A home Inspection report is a snapshot in time of the home’s physical condition and indicates what may need major repair or replacement
